The reasons for applying to a bank for a loan can be different for everyone. But the conditions are the same for everyone. There are rules which, if followed, affect the bank's approval of your request. Mortgage credit lending

Mortgage lending in Turkey can be obtained by each person with the necessary set of documents. The whole process takes place in several stages:

Stage 1

The house or apartment is selected. And if you are confident in your choice, it's time to choose the bank to which we will apply for a mortgage loan. You can choose it yourself or with our help. At the moment, banks Küveyt Türk, Garanti Bank, Deniz Bank are considered the most popular in the market.

Stage 2

At this stage, we discuss all the terms of the future contract and fill out the questionnaire.

Stage 3

A bank employee evaluates the property you have chosen and must notify you of the decision made within 5 working days. If the loan is approved, the bank informs about the possible mortgage amount and issues a guaranteed letter. From this moment, the preparation of documents begins. For different categories of clients, a package of documents is provided.

List of required documents for different categories of persons

Wage workers

  • a copy of the TAPU (Proof of Property Ownership) of the loaned property;
  • photocopy of the passport;
  • salary certificate certified by the employer;
  • bank account statement for at least three months;
  • documents confirming ownership of the property;

Company owners

  • certificate of taxes for the last year from the country of residence;
  • copy of TAPU

  • accounting records for the last 2 years, as well as a photocopy of certificates of partners;

All of the above documents must be translated into Turkish. If you have collected all the documents and fulfilled the necessary conditions, the loan will be issued within 2 weeks. Not more.

Conditions for obtaining a loan loan

For each client may be different. They discuss each case individually. But there are some standard conditions:

  • Loan amount - up to 50% of the estimated amount. Sometimes the estimated amount differs from the market.
  • The maximum amount of the monthly payment should not exceed 50% of the monthly income.

  • Nationality - any person who is eligible to purchase property in Turkey.

  • Early repayment is possible, but there is a 2% penalty.
  • Property is assessed by a bank employee.
  • A loan can be taken by persons from 25 to 65 years of age.
  • The maximum age of the borrower is 65 years.
  • Real estate disaster insurance (DASK) is issued through the creditor bank.
  • Life insurance is available from some banks.
  • Monthly payments are automatically deducted from your bank account.

Installment 0%

In cases where a mortgage loan is not suitable for one reason or another, you can buy property in installments without an interest rate from the developer. This option is very popular in Turkey if there is no necessary amount to make a purchase right away. You can buy an apartment or house without interest even at the construction stage, directly from the developer himself. Our company cooperates with such companies directly. To buy and place a reserve of the selected housing, you will need a passport and 1,000 euros. A document confirming solvency, as for a mortgage loan, is not needed.

If the decision is positive, a letter of guarantee is issued.

Stage 6

And only after all these steps you collect documents: real estate insurance against natural disasters (ASK:), TIN from the Turkish tax company; a document confirming your income; bank account.

Keep in mind that the bank itself evaluates the property, and sometimes this amount differs from the market.

The monthly payment should not exceed 50% of the borrower's monthly income. The income includes monthly accruals for the last six months, along with a pension.
